As traditional stand-alone acute-care hospitals are replaced by multiple-building campuses and multistate operations, increasingly complex demands are being placed on the real estate assets of the health care industry. New projects typically involve complicated issues concerning real estate acquisition, construction and design, land use, financing, the environment, multiple occupancy, and service delivery, as well as strategies for the disposition of redundant facilities, downsizing, and relocating. Representative examples include the real estate aspects of a $700 million corporate bond financing involving 17 hospitals in five states, the sale and leaseback of 11 medical office buildings in two states, an outsourcing transaction covering hospitals and health care facilities in four states, and the disposition of a portfolio of health-care-related facilities involving 73 leased properties and 11 owned properties.
